This is an existing 4-story building. The first floor is partially occupied by restaurant tenants who will operate continuously during construction. We are fully fitting-out three speculative laboratory suites (60%/40% lab to office ratio) at 34,000 SF. We are also upgrading MEP systems for the core & shell of the rest of the building to be lab-ready for future fit-outs. Substantial dunnage and MEP equipment & ductwork is to be installed at the roof. Scope also includes upgrade of the water service and additional electrical services.
